Those are quite clearly just simple animations played out, with the camera placed behind the vehicles, to make it look like GTA. The visuals and physics do not match what we have seen AT ALL.
With that said, I can't refuse the notion that this is real entirely, as I have no proof.

I doubt thats real gameplay, same guy have made videos all about driving with exactly same physics, reflections etc most likely done on 3D programs
Also I want to add that rockstar said its based in los santos only.

Yeah, its obviously not from GTA V, But Rockstar game also said that the game would be realeased 68 days after the first trailer, that never happened neither.
